The Woden Village precinct is a key strategic site in one of Canberra’s most vibrant town centres.
Suburban Land Agency (SLA) announced the Hellenic Club (the Proponent) as the successful tenderer for Woden Village, which is centrally located between Matilda, Bowes and Callam Streets in the Woden Town Centre.
This development is a tremendous opportunity to connect the surrounding uses and activities, creating a renewed identity, spirit, and vitality for the local community.

THE SITE
Block 1, Section 7 Phillip is a 12,946 square meter site within the Woden Town Centre, bordered by Callum Street, Matilda Street, and Bowes Street. Currently, it’s used as a public car park and a temporary bus depot for the new Woden Bus Interchange.

CORE DESIGN
The Woden Village Precinct is set to become a key landmark in one of Canberra’s most vibrant town centres. This development presents a unique opportunity to enhance connections between surrounding activities, creating a renewed sense of identity and vitality for the local community.
Located within the heart of the Woden Town Centre, the site enjoys significant advantages. It's within walking distance of major employment hubs, public transport, green spaces, retail, and lifestyle amenities. The development aims to leverage these strengths to unlock the site’s full potential, addressing growing demand for entertainment, office space, housing, green spaces, and public parking.
A balanced approach to community activation
The proposed development balances the site’s potential with the aspirations of the ACT Government and the needs of the community. The vision is to create a thriving, mixed-use precinct that offers the best in urban living by integrating spaces for work, life, and learning. The key features include:

Convenient access to public and active transport networks
Close proximity to educational facilities, shops, and public amenities

Housing for all
As part of the development conditions, the design will incorporate 200 dwellings, with 20 designated as affordable housing and 10 as community dwellings, as identified in the Indicative Land Release Program (ILRP) 2022-2027. The homes will be a mix of one, two, and three-bedroom units, designed with solar access, natural ventilation, and private and communal open spaces. The precinct will also feature live-work spaces, recognising the evolving ways we work today.
A place to gather, work and play
The development will offer a mix of retail, office, and commercial spaces, including exciting new food and beverage options. A large landscaped park will provide an inviting space for relaxation, with public amenities, art installations, and deep-rooted greenery. The design will create a contrast between quiet areas for gatherings and the more vibrant, active commercial spaces at street level.
Sustainable and future ready
The design considers the site’s proximity to the new bus interchange, future light rail on Callam Street, and the new CIT Campus. It also integrates planned improvements to bicycle and pedestrian infrastructure, recognizing the community’s shift away from traditional vehicle use. Landscaped footpaths and ample cycle parking will make it easy to get around. Importantly, we will maintain the existing public parking spaces in accordance with the Phillip Precinct Map and Code (2018).
We are committed to embedding best-practice sustainability initiatives throughout the project. The development will meet or exceed ACT Government sustainability targets, aiming for triple-bottom-line outcomes that support environmental, social, and economic sustainability for the long-term success of the precinct.
A new public realm
The public spaces are designed to be welcoming, with outdoor seating for cafes and restaurants, informal gathering areas, and spaces for recreational activities. Green pedestrian pathways will connect Matilda Street and Bowes Street, weaving through the precinct. High-quality landscaping, shaded areas, public art, and interesting architectural features will draw people into the precinct, making it a destination for both locals and visitors.
Human - centered design
The development is designed with a human scale in mind, ensuring that the buildings fit harmoniously within the streetscape. A variety of materials and architectural details will make the streets engaging and vibrant. Public spaces and outdoor dining areas will encourage social interaction and strengthen the community spirit.
